Apr. 20--Developers are proposing as many as three "luxury condominium" buildings south of King's Walk Golf Course in Grand Forks, according to the city planning department.

The King's View condos each would have 32 to 34 units and be about 3 1/2 stories high, with underground parking, planner Roxanne Achman said.

Each building would take as many as three 2.5-acre lots north of 62nd Avenue South and east of the townhouse development on Augusta Drive.

City Planner Brad Gengler said King's View is the first residential project submitted to his office so far this year. He indicated that he thought a project of this size somewhat unusual.

The city is projecting a slight decline in residential property values this year, though that may have a bigger impact on lower priced homes that have appreciated substantially in earlier years.

The Herald tried to get more details Monday from CPS Engineering, which is representing the developers, but did not hear back from the firm.

The firm submitted the project about two weeks ago to the city, seeking approval for a zoning change to increase the residential density allowed. The Planning and Zoning Commission required developers to hold a public hearing before that happens.

Achman said she thinks developers probably would build just one condo before adding the other condos.
