      <title>Housing Bouncing Along Bottom</title>

      <description><![CDATA[We are seeing more signs that the housing industry is bouncing along a bottom.      Housing starts declined 1% to an annualized pace of 581,000 last month. Building permits fell 1.8% to an annualized pace of 560,000. Conversely, Home Depot (HD) raised its full-year earnings guidance.      The numbers follow a survey showing increased optimism on the part of builders. The National Association of Home Builders/Wells Fargo Housing Market Index reached 18 last month, its highest level since June 2008.      Behind the numbers are some cross-currents that often occur as a sector tries to find its legs.      Though housing starts fell, the drop reflected fewer multi-home units being built. Presented monthly, this 60-page (or thereabouts) publication has been an extremely accurate and predictive document - my first choice when I begin pondering my monthly real estate strategy.  Almost always, I focus on the top fifty metro markets and regions, primarily interested in the pure statistics and opinions of &quot;boots on the ground&quot; agents and investors that make this such an excellent read. Another feature of this monthly survey lists agents recommendations for national builders. The percentage number is based upon positive less negative responses from agents. This is an important reflection on these builders, and thus their stock, as over 40% of new home sales involve a real estate agent. (DHI) reported a net loss of 45 cents per share for the third quarter of fiscal 2009, compared to the Zacks Consensus Estimate of a loss of 27 cents per share. However, the net loss reported in the quarter was smaller than the loss of $1.26 reported in the same period a year ago.      The year-over-year earnings improvement was driven by higher gross margin on home sales and a lower charge taken for inventory impairments and land option cost write-offs. The company reported home sales gross profit margin of 11.3%, a 120 basis point increase from the 10.1% reported a year ago.      Quarterly homebuilding revenue was $914.1 million on 4,240 homes closed, compared to approximately $1.4 billion on 6,167 homes closed in the comparable quarter of fiscal 2008. The net loss for the same quarter of fiscal 2008 was $399.3 million, or $1.26 per diluted share. Homebuilding revenue for the third quarter of fiscal 2009 totaled $914.1 million, compared to $1.4 billion in the same quarter of fiscal 2008.
