Amid a turbulent economic environment which has been negatively impacting the restaurant industry, Jamba Inc. (JMBA) reported improved second quarter 2009 financial results on account of cost-cutting initiatives. Consolidated EBITDA, which came in at $10.3 million, increased for the second consecutive quarter. EBITDA was up 2.9% year over year, reflecting effective cost management. For the quarter under review, cost of sales declined 23.8% to $19.3 million, labor costs dipped 19.2% to $25.4 million, occupancy costs fell 3.9% to $10.1 million and store-operating expenses slid 8.8% to $9.8 million. General and administrative expenses also fell by 16.9% to $8.2 million. Depreciation and amortization expenses declined 23.5% to $4.3 million. Chipotle Mexican Grill (CMG)">CMG), known for premium-priced, fast-food Mexican entrees, reported better than expected second quarter results. EPS for the reported quarter surged 48.6% year over year to $1.10, surpassing street estimate of $0.88. Menu price increases, new restaurant openings and selective cost cutting measures drove the growth in EPS.? Revenue for the reported quarter ascended 14.1% to $388.8 million driven by new restaurant openings and an increase of 1.7% in same-store sales. The increase in comparable sales was driven by 6.5% menu price increase, which in turn, helped offset 3.5% decline in traffic counts. The average check increased a little over 5%. Restaurant stocks have rebounded sharply from their November 20th lows, rocketing an average of 60% in the five weeks ended December 26, compared with a rise of 18% for both the S&P 500 and the Nasdaq Composite. Our restaurant index's rebound has been sharper than the broader market, in part because its fall was greater. Year-to-date, our restaurant index is down 35%; the S&P 500 & Nasdaq have both lost nearly 42%. Restaurants are typically early-cycle stocks, bottoming six-to-nine months before a turn in the economy. With that in mind, it appears that investors expect restaurant traffic to bottom in the June-to-September time frame. Bolstering that investment case are falling gas prices and the likelihood of aggressive stimulus packages from President-elect Obama, both of which should provide some relief for consumer spending pressures. However, we would categorize the reduction as only modest at 0.6% for the highest (150mg) dose, and continued signs of elevate liver activity give us cause to remain skeptical of the eventual commercial potential of AGI-1067. Until a large development partner validates the program we choose to remain skeptical of AGI-1067. We are still not comfortable with the side effect profile on it, and with recent topline efficacy data showing only modest reduction in A1c levels, we are struggling to find exactly what differentiating characteristics AGI-1067 will contain in the approved label relative to other oral anti-diabetic medications. West Covina Shopping Center Defaults on $25 Million Loan

Aug. 4--WEST COVINA -- The owner of The Heights at West Covina Shopping Center is nearing default on its $25 million loan and is on the verge of losing part of the retail center, officials said Monday.
The center is owned by the West Covina Retail Development Partnership and Eclipse Development Group, according to city records.
Eclipse President Douglas Gray is the developer of the 45-acre center at 2730 Azusa Avenue next to Big League Dreams.
