Kimco Realty’s Shores Up The Balance Sheet

Kimco Realty (KIM) is getting a nice boost today form some measures to strengthen the balance sheet. Shares have soared more than 20% on news that the company will be hacking its dividend by 86% to 6 cents in order to conserve capital in the third and fourth quarters. In addition to this the company also said it has price 91.5 million shares at $7.10, which should raise just under $650 million. Of course this will be highly dilutive, as the new raise would give an additional 33% of total outstanding shares. Of course, no company, given their druthers, would prefer to have a secondary offering when share value are already very depressed, but it seems that at this point there are bigger concerns at <a[More...]

Bloomberg: Retail REITs Have Further to Fall Even After 78% Decline

Speak of the devil (Mar 13: Beginning to Build a REIT Short Portfolio) we have a nice story front and center on Bloomberg. Any article with Howard Davidowitz in it, makes me smile - even if it's only a passing mention. To reiterate I am on a go slow approach to building these short positions since the market looks to potentially have more upside to it, which will most likely take associated poor companies with it. I am hoping to this first batch of purchases actually goes bad, which would mean I can build much larger positions at higher prices - hence more profit when the eventual next down leg comes. I will say, however,[More...]

Kimco Realty Downgraded - Analyst Blog

Operationally, Kimco Realty's (KIM) portfolio continues to perform well. KIM continues to sign new leases at higher rents and most of the company's current leases are at below market rents. In addition, the company has adequate liquidity on its line of credit to address 2009 debt maturities. We think KIM is one of the best-positioned retail REITs in the continued economic downturn. KIM has a geographically diverse portfolio with concentrations in high income, high growth areas. We are changing our current recommendation to hold due to macroeconomic factors. Going forward, transactional income will be much lower than previous years. With cap rate increases and the lack of available financing, KIM will have a much more difficult time selling newly developed properties. If the retail landscape gets[More...]

Circuit City As Canary In The Coalmine For Commercial Real Estate

Recently, I was discussing the economy with a lawyer expert in both commercial real estate (CRE) and taxation, workouts, and bankruptcy. He made a few statements that I felt relevant enough to pass on here. First, he said that the anchor stores in shopping centers always get sweetheart deals. It is the smaller stores that pay full price. He also said that he was involved in tens of billions of dollars in CRE deals in the last few years that he can look back on as being highly questionable in this economy. He expects to see many of these deals again in <a href="http://www.creditwritedowns.com/tag/bankruptcy" class="st_tag internal_tag" rel="tag" title="Posts tagged with[More...]

REITs Continue To Be Gold Mine On Short Side

Another day, another REIT implosion - these are simply gold mines for shorts. Commerical real estate is in serious trouble since as we keep saying we are just NOW entering the heart of the recession and many of these companies are already struggling - the lack of access to credit markets is devastating for these guys - many of which have a lot of debt to turnover. Today's REIT of the day is Prologis (PLD) whose CEO resigned, dividend is cut, cutting jobs, you name it - the need for cash is desperate. <a[More...]
