Mr. Obvious: Looks Like It's a Breakout

It doesn't take a rocket scientist to see today is a trend day. Zoom zoom zoom up all day. Once we broke that "double top" (early June and the past few days) we spoke about yesterday, the super computers rushed in (HAL9000) and the humans joined. I was using S&P 959 as my "breakout" point, and it appears that about 10 million other humans (and microchips) were as well. <br[More...]

REITs Quietly Sell Stock Overnight At A Discount; Next Day Pop Fries Shorts

If Frank Quattrone could start over, he would be a REIT banker. REITs staged a huge rally this quarter, almost $15 billion in new equity has been raised through 45 public offerings this year, and even the Italians are descending upon New York to list new deals.
Commercial Real Estate Loan Originations Show Continued Deterioration

The Mortgage Bankers Association has released their quarterly survey of commercial/multi-family loan originations, and it showed continued dramatic deterioration in all sectors, including an 80% plunge in bank lending. Earlier this week, I wrote that commercial real estate transaction volume had declined to practically zero, so it's no surprise that loan originations would show a concurrent decline, but that decline was precipitous: Q1 loan originations declined to the lowest quarterly level in the period. In addition to the 80% decline in bank lending, insurance company loan activity declined by 66% and GSE lending dropped by 26%. It was so bad, I decided to paint a picture. the things I do for you <br[More...]

Open Letter To The SEC Regarding Wall Street's REIT Bait-And-Switch

Zero Hedge is well aware that our regulatory friends at the SEC and FINRA enjoy going through our articles in search of the "next big scam." We are always happy to make their lives a little easier and not only connect the dots but give them everything they need on a silver platter so that even a green securities lawyer, 4 hours fresh out of law school, would be able to comprehend and litigate. A few weeks ago I caught on a troubling trend whereby Merrill Lynch/Bank of America embarked on an epic quest to underwrite equity follow on offerings for a vast majority of the lowest quality REITs including Kimco, ProLogis, Duke[More...]

Yet another troubled REIT Duke Realty has jumped on the Kimco, ProLogis, etc. Merrill Lynch/BofA orchestrated mass dilution bandwagon, and investors, some confused about what the hell is going on, others like Cohen and Steers, are more than happy to join the great pump and dump even as all REITs face imminent debt maturities, declining lease rates, tenant bankruptcies, and generate less and less cash flows to satisfy their respective debt loads, let alone dividend payments.
ProLogis (PLD) Impaled Despite Asset Sale

You know there are problems with your business when your stock is hammered despite doing something that appears to be very positive on the surface. I covered some ProLogis (PLD) (one of our 4 REITs) into the close yesterday as the stock was down 15%sh. The chart is deceiving because its such a low priced stock but this is huge volatility in between the $5s and $7s. <img style="margin: 0px auto 10px; display: block; text-align: center; cursor: pointer; width: 400px; height: 247px;"[More...]

State Regulators Advance Plan to Use Rooftops for Solar Power Systems

Jun. 19--State regulators Thursday approved a plan to generate 500 megawatts of solar power -- enough to meet the electricity needs of up to 320,000 households -- on the roofs of commercial buildings.

Southern California Edison Co. said the California Public Utilities Commission's approval sets the stage for the world's largest solar-cell rooftop installation and will help the utility comply with state mandates for renewable energy expansion and greenhouse gas reduction.

The five-year plan provides for half of the solar power to be developed by Southern California Edison.

The sagging economy has sent the prices of real estate investment trusts into a nose-dive, but REIT owners and particularly new REIT buyers haven't felt the strain because falling prices have triggered higher dividend yields.

REIT dividend payouts have been sky-high and sacrosanct for years because for years a REIT has been required by law to pay out to shareholders 90 percent of its pre-tax income to keep from being taxed itself.

But the cash dividend yields of some REITs, maybe even all of them, are going to take a hit because of a new tax ruling that infuses much needed cash into REIT balance sheets.
