      <description><![CDATA[Commercial real estate, next shoe to drop....  James Quinn January 19th 2009   America’s economy supports more than 1.1 million retail stores. There are approximately 1,100 Malls in the United States, not counting the thousands of strip mall centers. That will soon change as once thriving malls become ghost malls. By 2011, America’s malls within two years will have an entirely different set of numbers.   International Council of Shopping Centers (ICSC) chief economist Michael Niemira tries to put a good face on the gloom. He says, “In the midst of all this doom and gloom, it’s hard to imagine it getting better… But keep in mind, what happens in strong downturns is there’s a hefty pent-up demand. It’s wrong to extrapolate these conditions for the next year or two.”   But Mr. Niemira is probably wrong. There is no pent-up demand.       <title>Notable Bankruptcies of 2008: Final Tally</title>

      <description><![CDATA[In mid-August I predicted that “major” bankruptcies for 2008 would reach 225 (see Bankruptcies Revisited). Through October there had been 172 such bankruptcies, as reported by Bankrupctydata.com. That implied a pace of around 210 bankruptcies, well short of my prediction.    At the time however, I suggested that the filing pace was likely to quicken in November and December as the economy deteriorated at a more rapid clip. Sure enough, the final numbers bear out my prediction.       <description><![CDATA[In mid-August I predicted that bankruptcies for 2008 would reach 225 (see my post Bankruptcy Update). There had been 120 total bankruptcies at the time. The 120 bankruptcies as of August 15th implied a pace of about 195 bankruptcies, well shy of my prediction. But much has changed since mid-August, so let’s revisit that prediction.    According to Bankrupctydata.com, there have been 172 bankruptcies through October. If we assume that bankruptcies continue to accumulate at 17 per month for the rest of the year (the monthly average), the implied total for 2008 would be 206. However, we know that the bankruptcy pace has quickened since August. In fact, since mid-August, bankruptcies have been averaging about 21 per month.       <title>Genuinely Recession-Proof?</title>

      <description><![CDATA[I've previously argued that there are few, if any, industries that could really be described as &quot;recession-proof.&quot; That phrase is largely a Wall Street marketing concept designed to keep investors from completely abandoning equities as the outlook for share prices goes from bad to worse.  Still, there does appear to be one sector of the economy that may prove unusually resilient in the face of faltering growth and a structural change in consumer spending habits: resale and thrift shops. In fact, now that I think about it, these sorts of retailers could very well boom in the kind of environment I see ahead.  Think about it: the more difficult circumstances become, the more cheap inventory these resellers will have on hand. By the same token, they will also have more and more customers coming in who are short on cash and looking for bargains.
