Homebuilders Gain On Hopes Of Extension To Tax Benefit

Homebuilder stocks are among the biggest price gainers in the market on Thursday, as there are reports that Congress is considering an extension of the first time home buyers tax credit. At this point, the $8,000 tax credit is set to expire at the end of November, but unless home buyers are already under contract on a home, most future buyers will miss out on the credit. Estimates suggest that as many as one-third of home buyers in recent months have taken advantage of this program. Obviously, there are concerns that demand will drop off when this tax credit expires, much like the demand fell off for cars in the aftermath of Cash for Clunkers (Cash for Clunkers Saps Demand).[More...]

The July Credit Suisse First Boston Monthly Survey Of Real Estate Agents was made available today fir institutional clients and consultants on the survey. Presented monthly, this 60-page (or thereabouts) publication has been an extremely accurate and predictive document - my first choice when I begin pondering my monthly real estate strategy. Almost always, I focus on the top fifty metro markets and regions, primarily interested in the pure statistics and opinions of "boots on the ground" agents and investors that make this such an excellent read. Another feature of this monthly survey lists agents recommendations for national builders. The percentage number is based upon positive less negative responses from agents. The news on the housing front continues to be bad from the standpoint of overall residential investment.? However, this may be a case where bad news is actually good news. ? With far too much inventory still on the market, the last thing we need is more new homes adding to the glut. This is just a simple collerlary to the first law of holes:? When you find yourself in one, stop digging.? In this case it is literal, as in stop digging new foundations.? Still, this does mean that unemployment will continue to rise in the construction industry.? In the official statistics the effect will be muted, since so many construction workers are independent contracters (1099) rather than employees (W-2). ? In October, housing starts fell to a seasonally adjusted annual rate of 791,000, down 4.8% from September (828,000, revised up from 817,000) and down 38.0% from a year ago.? The guys were grumpy and so was my hair as we headed back to the hotel after our first day at Fort Irwin, a day spent running way more errands than fried small fry should have to endure but both should have been enrolled in school a week earlier.
Water and ice cream solved the guys' problems.
Wind so stiff that even AquaNet, the super glue hairspray that was the foundation for many a 1980s Big Hair do, probably wouldn't stand up to it.
